What is a Home Inspection?

When should my home be inspected? What is a Home Inspection?

A property inspection is an evaluation of the basic operation of the systems and components of a building which can be reached, entered, or viewed without difficulty. The purpose of the inspection is to provide the client with information regarding the general condition of the building(s).IMG_2784

When should my home be inspected?

As a buyer:

Make it a part of your purchase agreement with the seller as a contingency upon your approval.

As a seller:

Before you list your property for sale, have it inspected so you have an opportunity to see your home from the buyer’s perspective.

What your inspection includes:

We will make a visual inspection of the prominently visible and accessible areas of the property. The Inspection Report is a reasonable effort to assess DURABILITY and SERVICEABILITY of the property in its present state, and our analysis is captured in a written report. This is not an environmental inspection.  The buyers should determine if the property is desirable based on their own set of criteria.

THE INSPECTORS WILL ATTEMPT TO BE FAIR BY POINTING OUT BOTH THE STRONG AND WEAK POINTS OF THE PROPERTY.   Your Home Inspection is a 3 to 4 hour investigation by our professional Home Inspector and the resulting report will provide you with a useful tool.  Should we locate an item that is not serviceable or creates doubt for our inspector, then we will suggest that a licensed trade professional be contacted to investigate further or make repairs.

This inspection is not intended to detect every minor problem or condition that may exist in the building. Cosmetic deficiencies are to be considered obvious. It is understood that if such a report is desired, this service is beyond the parameters of our regular Home Inspection and an additional fee will be assessed.

You are encouraged to be on site at the time at the completion of our inspector’s evaluation, so that he can review the findings with you in person. If you are unable to attend, we will be happy to answer your questions by phone and will email your report to you.

The inspection will be performed in accordance with Standards of Practice of the American Institute of Inspectors.
